WELCOME! Here you will find information about what to expect and what it takes to get a Real Estate License in Hawaii.
What is the process to get your license?
1. You must complete all lessons and pass the quiz at the end of each lesson. The modules are timed. You must complete the full 60 hours of course work for Salesperson's course or 80 hours for the Broker Course.
2. Pass the Course. You must pass with 70%. You will receive a certificate to show you have passed. To get your certificate, you must create a login in the State of Hawaii's website so we can create your certificate for you, and it will also show you passed on the back-end in the State of Hawaii system for when they verify information to issue your license. 3. Pass your State Exam, again the passing score is 70%. (PSI is the company that gives the state exam - $63). You will need to show your certificate to PSI or they won't allow you to take the exam. You don't need to register right away - but here is the site when you're ready for your next step. https://home.psiexams.com/#/home?bc=hire Allow yourself time for the state exam. The state exam is in 2 parts. It is a timed test: Real Estate Salesperson or Broker - National (150 minutes) - HI Real Estate Salesperson or Broker - State (90 minutes). You have a total of four hours to complete the test.
4. Fill out your Application with the State of Hawaii! (they take 3-4 weeks to process). You will get your application from PSI after you pass your state exam. Your test center personnel will give you the instructions and application form, along with the score report and any other documentation as required per the instructions. You must file an application within two years of passing the licensing examination. The completed application, fees, and required documents should be sent by mail or hand-delivered.
More Info on Step 2 - Pass the Class Course - If you have chosen the add-on Instructor Led course, your Instructor will provide an overview of the topics, discussion, and answer your questions. Please have your video ON and your mic muted (except when you want to speak of course to ask questions/ join in the discussions). You will have a better experience and better engagement with your video on, if you need to turn it off momentarily, please do so, and then turn it back on when you're ready. In addition to attending the live video lessons, students must ALSO take the online quizzes as their homework (pass/fail). The quizzes are pass/fail but they are REQUIRED. You will also need to score a 70% on your Final Exam to pass the course and receive your certificate. You can retake them at no additional cost (if needed).
More info on Step 2 - Pass the Hawaii State Real Estate Exam (PSI Exam) You must show your certificate at the time of the state exam. The exam has two parts - The "Uniform" portion covering national real estate principles and practices, and the "State" section dealing with specific Hawaii statutes. The exam consists of multiple-choice questions only. Each section of the exam is graded separately and requires a passing score of 70% each. Students may retake the exam if needed and only retake the portion they didn’t pass. You will need to find the The Real Estate Cafe in the dropdown menu when you sign up. You can take the PSI exam at a testing center or from home. The PSI website shows the locations of testing centers in Hawaii.
More info on Step 4 - Fill Out your Application. What’s next after I pass my state test? You will get your application for licensure from PSI after you pass the state exam! After passing your state exam (PSI Exam), you can interview with various brokerages. You will need to note which brokerage you are joining with on your application. Reach out if you need any help connecting with brokerages. After you find a brokerage to work with, you can note who you will be working with on your application for licensure. You will fill out and mail in your Application for Licensure. The State of Hawaii takes 3-4 weeks to review your application. Once approved, you can begin your new career!
How can I learn the new terms and concepts? Learn how to learn! Learning Real Estate is learning a new language. As you read highlight terms you think are important and keep a notebook handy next to you. Take brief notes as you read. Then take the online quiz that corresponds to the chapter. The quiz is a learning tool - it will give you the answer right away and the explanation so you can learn what it is and why. Reading the text, highlighting, taking notes, and taking the quizzes will help you prepare for your Final Exam and state licensing exam (PSI Exam). Any tips for students who haven't gone to school in a while? Yes! It's an adjustment to add this to your already busy schedule. It is important to use your calendar to schedule your zoom class time and your study time. Having a schedule is one of the most important tools in your real estate career. Your study schedule will keep you on track. Stay focused on your goal and stick with the program. The material and instruction you receive will help you learn - but only if you use them. Make your study schedule and stick to it. If you miss a day of studying, make it up. Please email [email protected] when you’ve completed the course ( when you have read all the chapters and have passed all the quizzes and also the class final exam) and have created your account in the state website https://mypvl.dcca.hawaii.gov/. Please note when creating your account on the state website you MUST use the same full name that shows on your state issued ID. If you do not the PSI testing center will not accept your certificate of course completion. Please note: Certificates will be issued once I receive confirmation that you have completed the required hours and completed your tests. Please allow up to 5 days to receive your certificate. Please print it to show the proctor at your state exam. If you need your certificate rushed to you before the 5 days, there’s a $50 fee to expedite the certificate (24 hours required). Otherwise, no additional fee is required. You can register for your psi exam without the certificate, however you need to show it at the time you take your exam.
What are the state's requirements for getting your salesperson's license? The State of Hawaii requires a candidate to be: a high school graduate (equivalency OK), be 18 years old, be of good moral standing and be able to work legally in the United States to get their Hawaii Real Estate Salesperson License. In addition, students must fulfill their education requirement completing the required 60 hours of education, passing the class course, passing the state licensing exam. Then you may submit an application to the state and hang your license with a brokerage. Finally, you will attend the New Agent Training at your brokerage where you will learn the strategies of how to get listings, work with buyers and best practices for success from your broker.
Choose a sponsoring broker:
To be licensed on active status, you must be employed or associated with a current and active Hawaii real estate brokerage firm or sole proprietor. Picking the right broker to work with is a key factor towards success as you build your new career. Here are some questions to consider when looking for a sponsoring broker:
What is their reputation, both locally and nationally?
What kind of real estate agents are they looking for?
Are they a franchise, where you have to pay franchise fees, or are they an independent company with no franchise fees? What about E & O Insurance?
Are they technologically advanced and up-to-date with the latest systems?
How do they support their agents with education and training?
What kind of commission structure do they offer? Can your commission split grow to 100%?
Do they offer benefits? What if you buy or sell your own property, do you get a discount?
Do they offer stock in their company?
Do they provide their agents with leads and marketing material?
Is there room to grow with the brokerage?
